This policy supplements our Terms & Conditions. By using Octaned you agree to abide by both.
1. Listings must be accurate
- You must have authority to list and sell the business.
- Photos must be of the actual property. No stock images, no unrelated stations, no AI-generated mockups represented as the subject business.
- Financial documents must be genuine and unaltered. Do not submit modified P&Ls, fabricated tax returns, or back-dated bank statements.
- Disclose material risks honestly in the disclosure questionnaire — known contamination, active violations, pending litigation, ROFRs, supplier exclusivity. Hiding a known issue is a violation.
- Mark the listing sold, paused, or withdrawn promptly when its status changes.
2. NDA-gated documents stay private
- Do not redistribute, post, screenshot, or republish documents accessed under an NDA.
- Do not extract gated documents through automated scrapers or headless browsers. Documents are watermarked; leaks are attributable.
- Do not share account credentials. Each individual reviewer should sign their own NDA.
3. No platform circumvention
- Do not solicit a deal or coordinate closing outside the platform after seeing a gated listing on Octaned. The per-listing NDA expressly prohibits this.
- Do not contact a seller's vendors, suppliers, employees, or landlord using information learned through Octaned for the purpose of consummating a transaction outside the platform.
4. No fraud, harassment, or illegal activity
- No money laundering, structuring, sanctions-violations, or use of the platform to facilitate illegal transactions.
- No harassment, threats, doxxing, or other abusive conduct directed at other users.
- No discrimination on the basis of race, ethnicity, national origin, religion, sex, gender identity, sexual orientation, age, disability, or veteran status.
- No infringement of third-party intellectual property. See our DMCA policy.
5. No technical abuse
- No scraping, crawling, or automated access except as permitted by
robots.txt. - No probing, scanning, or testing the security of the platform without written permission. Vulnerability reports are welcome at security@octaned.us — see our security page.
- No interference with the platform's operation, including denial-of-service, malware, or attempts to gain unauthorized access.
6. No spam or commercial solicitation
- The messaging system is for legitimate deal communication. Don't use it for unrelated marketing, mass-mailing, or recruiting users to other platforms.
- The closing room is for the active deal. Don't use it to pitch other listings to closers or to sell unrelated services.
7. Enforcement
We may, in our sole discretion and without prior notice:
- remove or hide content that violates this policy;
- suspend or terminate offending accounts;
- refer egregious violations (fraud, money laundering, threats) to law enforcement;
- preserve and disclose data as required by valid legal process.
8. Reporting violations
If another user's conduct violates this policy, email abuse@octaned.us with the listing or deal id, the user's identifier, and a short description of what happened.
